San Jose, CA
Real Estate Key Factors, Trends and Overview
Downtown SJ the next SFO
For a single, San Jose’s downtown has experienced a bit of a revival lately, although even with a larger population base than San Francisco… it’s still the more overlooked. .. There were still a fair number of condos left. My eye is drawn to San Jose’s downtown area – there are a number of 2/2s for under $500k in 2011, in 95110/95112 – some of them very walkable. There are other places nearer the airport (including some nice townhomes built in the last housing bubble), but the best bet for a single person is downtown.

The final Downtown San Jose/Santa Clara leg has been planned through downtown San Jose to Santa Clara at an estimated cost of $5.6 billion.
This third phase, 6 miles (9.7 km) long, is largely underground, featuring a 5-mile-long (8.0 km) tunnel.
- Connections to other transport - VTA, Caltrain.

Berryessa, North San Jose Operational
The Berryessa Extension extends south from the Warm Springs/South Fremont station. It would continue south from Berryessa, entering a tunnel to cross the Bayshore Freeway.
28th Street/Little Portugal
It continues to a 28th Street/Little Portugal station on the city's "east side".
Downtown San Jose 2030
From 28th street, the tunnel would continue west under Santa Clara Street to a Downtown San Jose subway station, which would be an interchange station to VTA light rail lines on the surface at Santa Clara.
The original proposal had additional subway stations between Alum Rock and Downtown at Civic Plaza/SJSU and Plaza de César Chávez, but these were consolidated into a single station to cut costs.
Diridon, SJ transfer station 2030
The line would continue underground to the San Jose Diridon station.
Connections the BEST at Diridon
- I-880 connection
- Proposed High Speed California Rail System
- Caltrain to SFO
- Altamont Corridor Express Amtrak
- Valley Transportation Authority to Winchester Transit Center
Santa Clara, Newhall Maintenance Facility 2030
The Diridon extension would then surface after downtown, and continue to the site of the current Santa Clara Caltrain Station.
A 40-acre (16 ha) BART maintenance yard would also be created at Newhall as part of this phase, using land just south of Santa Clara station that was purchased by VTA from Union Pacific. Like the Berryessa Extension, it would be built by VTA, but operated by BART.
Connections the BEST at Santa Clara - but take longest to complete
- Caltrain to San Francisco
- ACE to Stockton | Amtrak to Auburn, Seattle
